You could (maybe should) claim off the plumber’s insurance.

The plumber would be the first person i spoke to if i think the issue is connected, tradesmen should have public liability insurance exactly for this situation

It will be hard to work out whether any premium increase is down to inflation or a claim, really.

That’s what they do, as per the terms you agreed to in that 400 page document they sent you.

It might be worth having a friendly word with the plumber, because you’ll presumably need one to fix the leak. The leak may not be covered by your insurance, they may only be liable for the damage caused by the leak. Check that document).

In the grand scheme of things, home insurance is quite cheap. So even if it doubles, it’s not going to be the end of the world really.

It’s annoying, but this is what you have insurance for. Depending on the tradesman, they’ll probably fight/ignore/delay anyway. For the sake of a few extra quid next year, to me it would be worth just getting your house back to a dry position.

I’d also like to think something like this wouldn’t impact an increase that much, vs something like “I dropped my LED down the stairs” or “Accidentally spilt bleach on the old carpet through the whole of the downstairs”

If you are not covered then they’ll treat it as if you are covered so they can increase your premium, but not actually fix the problems?

The same as car insurance. If you tell them you’ve had a crash, even if you don’t use them, they’ll still mark you down for it because in their world, if you’ve had one crash you’re statistically more likely to have another.

I tried but they were useless for me. Told me they couldn’t get a mortgage because our property was deck access and only found one with a ludicrous rate.

Went to a normal broker and they found me several competitive offers in days. Best £200 I ever spent :smile:

Habito useless for us too, unfortunately. Went with Mojo a few years ago. Remortgaged with them twice since. Absolutely faultless.

Pretty early? Can’t remember exactly but it’s a fairly standard thing that quite a few lenders don’t lend on deck access properties

Oooo we renewed with them the other month.

Only reason is because our usual mortgage advisor left her old firm to go work for them so we stuck with her. We hadn’t heard of them before but they seemed quite popular and as you said, it was all very straight forward.

I used them for a first-time buy early last year. My circumstances and the property was quite straight-forward and I was really impressed.

We had quite a few changes in provider (based on the time it would take lenders to turn around applications owing to the mad dash to the stamp duty deadline) which was really helpful.

They were also really responsive when there was an address issue on the lender-instructed valuation by acting as a go-between with the lender when they were less than responsive to me.

I’d recommend but appreciate they may not work for everyone.

Mortgage rates are coming down slowly, still higher than before, but downwards is at least better.

I was supposed to complete tomorrow, but BOI sent a fax to my solicitors on Friday saying they can’t release the funds as they don’t have a Direct Debit mandate from me. They would only accepted a printed form in the post, sent by RM Special delivery next working day on Friday and it’s yet to arrive with them :rage: :rage: .

It’s not a news article, it was an email from a mortgage brokers I’ve had quotes from it the past. They tend to send out regular alerts about the interest rates.

There’s a guide on Which? which includes plenty of advice - and a table with guide quotes. That sounds like what you’re after.

Though if you’re getting multiple quotes, the consistency of the quotes themselves should also be a guide. If one company is massively more expensive, they might be ripping you off - or if one is suspiciously cheap, they’re probably cutting corners somewhere.
