It’ll likely be paid quicker to be fair as I’ll overpay a certain amount. As soon as I get details to logon to the banks portal to check the various calculators they have for overpayments.
Houses are quite cheap around Yorkshire so all paid off before retirement at least.
Yeah house prices are reasonable near me too. It just made us want a larger one in a nicer area though

We got one a fair bit under the market value here (seller couldn’t shift it for some reason) so that allowed us to get on the ladder (bloody south east!) with a very high LTV and the longest possible term. But we’re also keen to move to a nicer area in a bigger house so hopefully in 5 years we can move further north a bit and reduce our term while increasing the size of the property
So answer to my question about when payments start was answered today. Letter through in post states it’s from 1st April then same date every month for the full amount specified on the mortgage offer.
So nice and easy then
Can someone who went through the electronic deed transfer clarify how it works? We are just about to go through it and trying to understand how the witness will be signing it electronically?
That part of my online process had to be done with actual paper and ink and then posted back to the conveyancer. I’m assuming that’s what the bank giving me the mortgage required.

This was the same for us, we were advised pandemic or not, physical signing is a legality and there’s no way around it.

Yeah I used these, I think my broker was on commission for them. To be fair though it was a decent experience and all fully online, other than a couple of forms which had to be signed with witnesses and posted.

I used a local-ish firm to me - based in North London. They didn’t have the online portal side of things, but I did do a big ring around of everyone, and they came across the most professional, and responsive.
Was super happy with them as conveyancers - they would give me the idiots guide version to most things, and do a great job of negotiating with the sellers solicitors too - very happy.
They look really good, and from their Trustpilot reviews, seems like they reply quickly which is important. I’ll give them a try.
Yeah you can at least get quotes and that an then decide at least.
For people that didn’t pick a local, would you say that’s caused any issues?
I picked a solicitor that was just down the road, under the advice of my estate agent who probably got a nice kickback for it. Meh, no complaints about them really so I don’t mind.
I think I went in once to collect/sign something, can’t really remember and I guess if they were miles away they’d just post it to me anyway.
Correct but recently I’ve noticed they’ll email it to you, get you to sign it and email it back to save on paper, postage and waiting.
That’s what happened with me 2 months ago, however it wasn’t a email it was on some portal and I could sign it digitally or via the method you stated and once it was completed I received a copy.
No issues caused at all to be fair, I’d get notifications from the online portal to say there’s something new for my attention. Log on read whatever, action it and return if required.
Only postal docs were mortgage deed and land registry which I just had to print, get witnessed, then posted off.
