So will they be covering the costs incurred as well as solicitors time, like searches and land registry fees? There will also be surveying, possibly valuation fees and arrangement fees. So I bought my first flat 2.5 years ago, I was earning about the same as you at the time, but was renting. I can’t remember what the fees were, maybe around £1000 for the solicitors fees, no stamp duty but it does differ between Scotland and England, mortgage fees were £500 but there was a £500 new mortgage offer, so they were effectively zero.

One thing I would factor in is the home report value, and how the market might differ from this. For example, in Glasgow where I live, things tend to go for 10-15% above the home report value, which itself can sometimes be £20k above the asking price :grimacing:

For example we looked at a place recently that was offers over £115k, home report £135k, we offered £151k and were 5th highest offer :roll_eyes:

Consider Leeds but rent there first! Don’t move somewhere and make a huge commitment without knowing first if you like it.

Renting in Leeds is very cheap compared with London. There are plenty of places centrally where you wouldn’t need a car and could go by train or bus (given your income your transport costs seem eye-watering to me). Plenty of big employers and a lot of investment going into the city

I don’t need/want to use public transport. We all have things we enjoy spending money on, my car is mine.
