Thatās interesting - how far off are we talking? Is this difference between your lender-reported balance & TU-balance getting wider over time or consistently different by roughly 1 or 2 monthsā of overpayments
Iām looking at my house valuation and have found that the estimate provided in the app is much lower than the one on Zoopla.
I suspect this is because we have a conservatory, which Zoopla seems to account for. The appās valuation tool appears to be based on more generic data, with no way to add information about extensions or improvements.
Is this a common issue? And more importantly, how much weight should I give these online estimates?
One of the fun (read: challenging) things around valuations is that theyāre only ever an estimate until you sell to someone else and it gets ālocked inā, and maybe all companies (us included) should move away from the illusion of false accuracy!
Right now, we try to extrapolate from purchase price and date in your local area for your property type up to present day, using Land Registry and Office for National Statistics data.
That being said, thereās some really cool companies that get super-granular on most of the properties in the UK (using things like satellite imaging, LIDAR, previous sales and lettings listings, planning applications) to build a richer view of a property and its neighbours. I actually brought one of those companies in to help our Insurance team set up the new buildings and contents insurance product!

The bank is showing Ā£613.49 less than what Iām seeing in Monzo (TU and Equifax). Iām assuming itās something to do with overpayments, but whether it is or isnāt, why wouldnāt the bank report the updated balance to the credit agenciesā¦?

That does sound like overpayments might be at play here! A couple of things that might make this hard to match up:
The TransUnion data is inconsistently updated (but roughly every month, on a 4-6 week lag)
Theyāll take a snapshot of your mortgage balance, accrued interest since your last payment, overpayments that have cleared
Depending on when they take that snapshot, it means it will both be out of date and may also show some interest calculated that means you recognise the total balance vs your online banking
